History

The Palace Building has been part of Downtown Tulsa for more than a century. Originally constructed as a five-story building with a basement in 1913 by local entrepreneur Simon Jankowsky, it was later expanded to nine stories in 1917. The ground floor and basement served as Palace Clothiers, while the upper floors included offices for prominent Tulsa oilmen Harry Sinclair and Josh Cosden.

Later rebranded as the Excalibur Building, the building served a mix of retail and office uses for much of its history, adapting repeatedly as Downtown Tulsa changed around it.

In 2015, plans moved forward to convert the historic building into a mixed-use development with apartments on the upper floors and commercial space at street level. The project was undertaken while the property was owned by the company behind the Tulsa World.

The historic rehabilitation began in 2015 and was completed in 2017. The work preserved features including mosaic tile flooring, plaster details, and the building’s historic mail chute while adapting the upper floors for residential use.

We acquired the Palace Building in 2023 and have continued investing in its next chapter. Since then, we have enhanced the rooftop deck with an awning, added an additional apartment, created a gym in the basement, and made improvements throughout the property.

More than 100 years after it was built, the Palace remains an active part of Downtown Tulsa rather than simply a reminder of its past.
